When asked about the most sought-after backyard feature, both Linda and Michelle agree: a pool is at the top of the list. In fact, having a concrete pool—or at least the potential to add one—is a dealbreaker for many buyers.
"I think pools are 100% up there," says Linda. "If the property doesn’t have a pool, buyers are often looking for the ability to put one in. It’s about that real outdoor living space, and the desire to have an extension of the indoor living area that flows into the backyard. People love the ability to create an outdoor kitchen and living space, making the most of summer around the pool."
Over the years, the emphasis on formal indoor living has shifted, and now buyers are eager to transform their backyards into relaxation and entertainment zones. Outdoor living spaces have become as important as indoor spaces, and the pool plays a pivotal role in this transformation. According to Michelle, "Most of our buyers ask for a pool or at least a space where one can be installed."
Interestingly, nationwide research reveals that "swimming pools" is the top search term across property websites, underscoring how highly buyers value this feature. This trend is not limited to the Central Coast but is a common desire in many states.

2. Flat Usable Land and a Great Aspect are Key for Backyard Appeal
Another feature buyers are increasingly seeking is flat, usable land. While flat blocks are highly desirable, they can be expensive and hard to find, especially in coastal areas like the Central Coast. As Michelle explains, “The topography of the area tends to be quite sloping, particularly in suburbs like Avoca Beach and Copacabana. It can be challenging to find level land that suits a pool installation or provides enough space for other outdoor activities.”
Despite these challenges, flat blocks remain highly sought after. Buyers want spaces where they can fully utilise the backyard—whether for a pool, garden, or an area for children to play. A grassed area is often a must for family-friendly properties, especially for those moving to the Central Coast from cities like Sydney.
Aspect is another important factor. "Buyers want to enjoy their outdoor spaces year-round," says Linda. “Having the right aspect ensures that outdoor areas are sunny during the cooler months and offer shelter in the warmer months. People are investing in outdoor heating systems, fire pits, and other features that allow the backyard to be enjoyable all year round.”
Over the years, there has also been a shift in priorities. Many buyers are now prioritising outdoor landscaping before interior renovations, a stark contrast to past trends. The backyard, once considered secondary, is now regarded as an essential space for both relaxation and entertainment.

"Buyers are looking for versatility," says Linda. "For example, a pool house may serve as a guest room when family visits, but also function as a teenager's space or home office when not in use. Post-pandemic, the demand for separate office areas has skyrocketed, and buyers are increasingly seeking properties that can accommodate that need."
In addition to providing separation for work or guests, these spaces also offer the potential for dual occupancy, allowing for more flexibility in how the property is used.
